What if my Dog meets a Rattlesnake while hiking near Sedona AZ???

A gentleman called me this morning from snowy Wisconsin. He is thinking of relocating to the Sedona - Verde Valley area, and as we were discussing his wants and needs he mentioned his two well-loved doggies. I was telling him about some great areas where he could take them to run free when he asked: "What if they run into a rattlesnake"?

That is a GREAT question! Here is the answer: enroll them in Rattlesnake University. No, REALLY!

As we were speaking, I recalled a friend (and mom of an Aussie) telling me about this training, which she of course enrolled her sweet girl in. As the 'dog-mom' of a very inquisitive 11-month old Border Collie-Aussie mix myself, I had made a mental note....but did nothing else.  When this came up, I gave my friend a call to get the details and was directed to Viper Voidance out of New River, Arizona (about an hour from the Sedona - Verde Valley area) - otherwise known as "Rattlesnake U". Rest assured, our Abbie Lu will soon be going to school herself!

Toys for Tots Golf Tournament at Verde Santa Fe Golf Course - All Call for Volunteers!
It is that time again. On October 19th Toys for Tots will be holding 
their Annual Golf Tournament, at Verde Santa Fe Golf Course.
To make this a success we need a lot of volunteers to help 
with: registration, sitting on holes that have special prizes, and 
many more jobs that we can use help with.

Sunday's sole new listing is a 3 1/3 acre vacant lot perched on a bluff overlooking Oak Creek and the Greenbelt. This Cornville Foreclosure is priced at a very tempting $79,700.

Price reductions were spread around the Sedona and Verde Valley communities, and slightly more than half were residential listings, with the other half being vacant land listings. There were 2 Verde Valley home sales that closed, and one commercial sale.

Sedona Real Estate Market Conditions for Friday 5-20-11

Sedona Real Estate: New listings for Friday started at $214,000 for a 2 bedroom 1 3/4 bath West Sedona home with a fenced back yard, nice views and close enough to walk to shops and services. Also worth mentioning is a Village of Oak Creek home on just over an acre for $585,000. It's in the Big Park area and has had extensive remodeling done. It's interesting to note that high-end lots are moving again. A gorgeous 1 3/4 acre custom home lot on Sacred Eagle Lane just went under contract. It's listed at $399,900 (about half of the 2009 list price), so it will be interesting to see what it closes at. This is a first-rate hilltop lot bordering National Forest land, with sweeping panoramic red rock views towards Cathedral Rock, one of Sedona's most desirable views. If you've been thinking about investing in Sedona Vacant Land, there are definitely some amazing opportunities out there now. Closed sales for Sedona ranged from $495,000 to $675,000.

Verde Valley Real Estate: I never thought I'd see the day again where it would be so easy to find a NICE home for under $100K, and on Friday alone 4 came onto the market: a Camp Verde Foreclosure home with 2 bedrooms, 1 3/4 baths, lower level family room/office or potential 3rd bedroom, large fenced back yard and detached workshop for just a little over $83,000; and 3 Cottonwood homes for sale in the high $90's, all 3 of them nice and only 2 of them are foreclosures. 2 Verde Valley vacant lots at $25K each and both about an acre came onto the market in Lake Montezuma. Closed sales for the Verde Valley for this date ranged from $101,900 on up to $351,000.

Sedona Homes for Sale: not so much a new listing, this Sedona Luxury Home has been re-listed, but the news is that it is a full $100,000 less than the previous listing. At $690,000 (just a little over $164 per sq ft), this home is worth another look. It is in the Red Rock Loop area and has gorgeous views of the Oak Creek Greenbelt against the Red Rocks and interesting architecture. It does need a little TLC, but at this price, consider it.

Verde Valley Homes for Sale: today's new listing is a Cottonwood Townhome with 3 bedrooms, 2 baths, high ceilings, some nice upgrades and a 2-car attached garage for $103,000 (just a little over $72 per sq ft).

Those price reductions must have worked: 2 of the 3 went under contract almost immediately, one in Cornville and one in Sedona's Oak Creek Canyon. If you're watching the market, you need to be very quick to act once listings hit a competitive price point. How do you do that?

The new buyers got lucky too: it was a great buy for $200,000 for an adorable remodeled home, half a block from a popular trail head. Sedona Real Estate: New listings for Sedona for Friday started at $269,000 for a Sedona Short Sale Condo with 2 bedrooms, 2 1/2 baths and a fireplace in a popular West Sedona complex with a pool, on up to $664,000 for a 3 bedroom, 2 1/2 bath Sedona Home for sale in Oak Creek Canyon. My pick for today however is a Sedona Short Sale home in a desirable West Sedona neighborhood with cherry hardwood floors and upscale details, high ceilings and Red Rock views for $440,000. Sedona Vacant Land had a new listing in West Sedona as well, and $249,000 gets you a level easy-build 1/3 acre lot with very good Red Rock views.

Verde Valley Real Estate: New listings started at jsut $47,500 for a Rimrock AZ Foreclosure home for sale on almost 2 1/2 acres. This is a nice manufactured home with detatched garage and horses are permitted. The high end for the day was $79,900 for a Cornville AZ Foreclosure home. It is site-built and has two bedrooms, 2 baths, 2 car garage and a den.

Buyers got lucky with 13 price reductions spanning a wide range of price points and Sedona and Verde Valley locations, from just under $80,000 for a Cottonwood Short Sale home with 3 bedrooms, 2 baths and a fenced yard to under $712,000 (less than $131 per sq ft) for a sprawling one-level West Sedona Short Sale.
