Sedona Real Estate Market Statistics for Thursday, 4-28-11

New Listings: include 2 Sedona Foreclosure Homes for sale in West Sedona. One is a recently remodeled home (2006) that is nonetheless a fixer that will require some serious help due to flooding in the basement, and is priced accordingly at $189,900. The second is a 2001 multi-level home with vaulted ceilings, fireplace and pebble-tec pool on over 1/2 acre for $419,900. Verde Valley homes for sale ranged from $36,000 on up to $439,900 and include several Verde Valley Foreclosures and Verde Valley Short Sales as well as a couple of traditional sales.

Back on Market listings ranged across the Sedona and Verde Valley area and are following the general pattern: 1) several short sales where buyers pulled out either after bank approval (but before escrow opened) or after inspections. Sometimes the approval process can take so long that buyers either lose interest or their circumstances change.

2) Several foreclosures (bank-owned) properties where buyers pulled out after inspections (in both of these types of 'distress sales', properties are sold "As-Is" subject to buyer inspections; some have been sitting empty or have deferred maintenance-though some are in pristine condition.

3) Several were lots that expired prior to being renewed. Lots are on the market MUCH longer in the current market, where it is difficult to obtain financing on vacant land. Cash buyers can pick up some real Sedona Vacant Land and Verde Valley Vacant Land bargains!

New Escrows and Pendings are split fairly evenly between Sedona Homes for Sale and Verde Valley Homes for sale, with a very wide range-from $34,900 on up to $1,895,000! Yes, Sedona Luxury Homes are selling.

Solds: Closed sales for Thursday ranged from $30,000 on up to $286,100 and included 2 vacant lots.
