Sedona Real Estate Market Statistics for Friday 3-25-11:

A LOT of new listings (23) came on the market yesterday, just in time for the weekend. As has been the trend, about half of them were Sedona Homes For Sale. The surprise is they started at just $140,000 for a site-built (!) home on over 1/2 acre in West Sedona. Really. Says it's a "Handyman Special" Ya think?! The high end for Sedona yesterday was $670,000, a large home in the Pinon Woods neighborhood in the Village of Oak Creek - Big Park area, also on a little over half an acre, with BIG red rock views.

Verde Valley Homes For Sale start with a $58,000 vacation cabin on top of Mingus Mountain on Prescott National Forest land (now, there's something you don't see every day)! The high end was in Cottonwood AZ a rare Craftsman style newer home on well over 4 acres of irrigated horse property with a huge pond for $699,500.

Sedona Vacant Land added two .80 acre+ lots in the Wild Horse Mesa area of the Village of Oak Creek - Big Park area.

The back on markets were mostly Verde Valley Foreclosures (can you say "condition issues'?), one Sedona Foreclosure, and one Cornville Short Sale on 10+ acres.

Residential price reductions were mainly spread across the Verde Valley, with only 2 in Sedona Luxury Homes with Red Rock views. On the other hand there were also 6 vacant land reductions, with one golf course view lot at Verde Santa Fe in Cornville, and the rest were all Sedona Vacant Land.

New escrows were all Verde Valley Homes for Sale, plus one Sedona vacant lot.

Closed sales for Friday were 1/3 Sedona Homes for Sale and 2/3 Verde Valley Homes for Sale.
