Verde Santa Fe is a short fifteen minute drive to downtown Sedona offering many great restaurants, shops and world-class galleries. Take a hike through lush Oak Creek Canyon, the incredible Red Rock State Park, Montezuma Castle or Tuzigoot National Monument. It's a scenic drive to Sunset Crater or Snowbowl (Northern Arizona's only ski resort) near Flagstaff (about an hour north). Historic Fort Verde State Park is a good reason to visit Camp Verde, as are the quaint shops on Main Street.

Climate - The Verde Valley's unique location in the high desert of Northern Arizona offers a beautiful climate year round with an average annual precipitation of around twelve inches. In winter, highs typically peak near sixty degrees with lows in the thirties. The summer months see high temperatures in the nineties and lows in the fifties.

Education - Cottonwood features one high school and six elementary schools with two post-secondary college opportunities. Sedona offers additional elementary, high school and college preparatory, boarding and skills schools. Northern Arizona University is located in nearby Flagstaff. 

Health Care - Verde Santa Fe is located minutes from Verde Valley Medical Center, a full-service, 110 bed, non-profit hospital serving Cottonwood, Sedona, Camp Verde and surrounding communities. Cottonwood and Sedona also offer many local physicians and clinics to choose from.

Each report shows current activity as of that date for the Verde Santa Fe communities, plus off-market data for the previous six month period. Since location does have a bearing on pricing, you'll find that overall the homes on this list, which are homes that are NOT located on premium Golf or National Forest Service lost, are priced more aggressively. Some of them may also have nice views, and can be excellent buys since there was probably a lower lot premuim charged when first built.
Verde Santa Fe Market Conditions Summary Report ALL as of 3-14-2011
This analysis is for activity as of 3-14-11 going back one year (and is based on a standardized 360-day year known as the 'banking year'). You will see that the inventory has gone down quite a bit since the previous report, from 13 month's supply in the last period of the previous report to 5.06 month's supply for the last period of this report. That's about a THIRD of the inventory we had as of 8/-12-09. Prices are still soft due to continued short sale and foreclosure activity, with the median sale price at Verde Santa Fe at the end of the previous period at $206,250 vs. the current median sale price of $190,000.
VSF Market Conditions Summary Report 1 Year ALL as of 8/12/09
As of 8/12/09, this report offers a snapshot of the previous year's activity at Verde Santa Fe for all properties. This new report format offers some interesting insights. For instance, the absorption rate (number of homes sold per month) has gone from 3.5 to 8 over the last year's time. Since Jan 1, 2009, the total inventory of homes is down to about 50% on average of what it was for the previous 2 years. in the last 3 months 24 homes have sold, more than the total for the first six months of the year covered by this report. There are still some bargains to be had, but don't wait too long - we haven't had much of a slowdown this summer, and we'll be heading into the busy fall selling season soon.
VSF Market Conditions Summary Report-View Only, 1 Year as of 8/12/09
As of 8/12/09, this report offers a snapshot of the previous year's activity at Verde Santa Fe, for homes located adjacent to the Golf Course or Coconino National Forest Service land ONLY. The absorption rate for view homes is up by 54% over the last year, and like the VSF market as a whole, sales for the last 3 months exceeded the first six months of the 1 year reporting period. Foreclosures and Short Sales contintue to drive pricing, however increasing demand and dwindling supply will eventually lead to a more balanced market.
Verde Santa Fe Market Update 6-24-2009
As of 6-24-2009 at Verde Santa Fe: the number of Active listings dropped by an additional 15% over my last report, with the number of closed sales up by 17% and the number in escrow up by 26%. The median sold price dropped by 13%, while the median list price went up by 6%. The effect of short sales and and foreclosures is still being felt on pricing....but the great values for buyers are stimulating sales. Don't miss the boat!
Verde Santa Fe Market Update May 2, 2009
As of 5-2-2009 at Verde Santa Fe: the number of Active listings has continued to drop over the last few months as sales activity has picked up. We are seeing continuing absorbtion of the excess inventory, though there are still some very attractive opportunites. The average number of actives has dropped by 22% over my previous report, closed sales are about the same over the six-month period, but the number of properties under contract has almost tripled! Don't wait too long if you're thinking of buying, it's notoriously difficult to time the bottom.
Verde Santa Fe Market Update March 16, 2009
As of 3-16-2009 at Verde Santa Fe: it may seem like there are a lot of homes available (and there are, so it's a GREAT time to buy!) but to put it in perspective once the community is completed it will have 958 homes (the largest master-planned community in the Sedona-Verde Valley area). We are close to that now, and over recent months have been averaging about 70 homes on the market, down from 90-100 over the previous 2 years.
